The Path to Your New Home

1. Financial Foundation & Pre-Approval The first step is securing a mortgage pre-approval. This defines your concrete budget and establishes your negotiating leverage, ensuring we focus our search on properties that align with your financial goals.

2. Strategic House Hunting I’ll build a custom search based on your specific criteria and the realities of the current market. During viewings, we look beyond the aesthetics; I help you evaluate the "bones" of a home and identify potential technical red flags or material defects.

3. The Offer & Due Diligence Once we find the right property, I’ll draft a strategic offer and negotiate the best possible terms. During the "Pending" stage, we satisfy conditions like home inspections, condo document reviews, and financing to ensure your investment is protected.

4. Closing & Legal Transition After conditions are removed, the property is officially SOLD. I coordinate with your lender and lawyer to ensure the Real Property Report (RPR), title insurance, and final paperwork are in order as we prepare for the transfer of funds. You will typically meet with your lawyer 1–2 weeks prior to possession to sign legal documents.

5. Possession & Key Release On possession day, once the seller’s lawyer confirms receipt of funds, I’ll meet you to release the keys. I’ll be there to ensure the property is in the agreed-upon condition so you can begin your next chapter with confidence.

The Value of Technical Representation

  • Access to Off-Market Insights: Beyond public listings, I monitor market data and industry networks to find opportunities before they are widely broadcast.

  • Technical Due Diligence: I provide the "facts" that matter: zoning, utility infrastructure, and future development plans that could impact your property value.

  • Strategic Negotiation: I don't just "negotiate"; I use comparable data and technical home evaluations to build a case for the best possible price.

  • Risk Mitigation: From attending inspections to reviewing RPRs, my goal is to protect your equity and ensure there are no surprises after possession.

Frequently Asked Questions

How much should I budget for closing costs in Alberta?

In Alberta, you should typically budget between 2% and 3% of the purchase price for closing costs. While we don't have a provincial land transfer tax, you will need to cover legal fees (typically $1,200–$2,000), title registration fees, property tax adjustments, and your home inspection.

What is an RPR and why is it important?

A Real Property Report (RPR) is a legal survey showing the location of all structures (house, deck, garage, fence) relative to the property boundaries. I review the RPR early to identify "encroachments" or compliance issues, ensuring you don't inherit a legal headache.

What is Title Insurance?

Title insurance is a one-time fee paid at closing. It protects you and your lender against losses related to title defects, such as fraud or survey errors that a traditional RPR might not catch. Many lenders require this as a mortgage condition.

Can I buy a home if it's currently tenant-occupied?

Yes, but it requires careful coordination. In Alberta, tenants are entitled to 24 hours' notice for viewings. If you intend to occupy the property, we must ensure the "notice to vacate" timelines align with your possession date.

What are "Material Latent Defects"?

These are physical defects that make a property dangerous or unfit for habitation and are not discoverable through a visible inspection. My technical background helps me ask the right questions to uncover potential risks before you commit.
